History & Overview
Pearland traces its roots to the late 1800s, when settlers named the area after the pear trees growing along Marys Creek. For decades it remained a quiet farming community south of Houston. That began to change in the early 2000s when the Shadow Creek Ranch master-planned community triggered explosive growth.
Between 2000 and 2020, Pearland's population grew from 37,000 to over 125,000 — one of the fastest growth rates of any Houston-area suburb. Today it's the third-largest city in Brazoria County and a major draw for families relocating to Houston who want good schools, new construction, and a shorter commute to the Texas Medical Center and downtown.
The city sits along State Highway 288 and Beltway 8, offering straightforward access to downtown Houston (about 20 miles north) and the Galveston coast (about 40 miles south). A planned extension of SH-288 toll lanes has further improved commute times.
Housing Market Trends 2025
Pearland's median home value sits around $310,000 — making it one of Houston's best value suburbs with strong schools. Shadow Creek Ranch homes average $350K–$450K, while older Pearland neighborhoods near Town Center offer homes in the $250K–$320K range. New construction in the Massey Oaks and Meridiana communities starts from the mid-$300Ks.
Year-over-year appreciation has averaged 3.5–4.2% since 2022, outpacing the broader Houston metro. Days on market average 25–35 for well-priced homes. The rental market is competitive, with 3-bedroom homes renting for $1,800–$2,400/month.
Property taxes in Pearland range from 2.1–2.6% depending on the MUD (Municipal Utility District). Homestead exemptions can reduce the taxable value significantly for primary residents.
Schools & Education
Pearland is served primarily by Pearland ISD, which consistently earns 'A' and 'B' ratings from the Texas Education Agency. The district operates 24 elementary schools, 6 junior high schools, and 3 high schools serving over 20,000 students.
Dawson High School is consistently ranked among the top public high schools in the Houston area, known for strong STEM and AP programs. Pearland High School and Turner College & Career High School round out the secondary options. Several elementary schools — including Massey Ranch, Silverlake, and C.J. Harris — earn ratings of 8/10 or higher.
Parts of western Pearland are served by Alvin ISD, which also maintains solid academic performance. Private school options include Robert Turner College & Career HS and several nearby private institutions in the Clear Lake corridor.
Flood Risk & Awareness
Pearland experienced significant flooding during Hurricane Harvey (2017), particularly in areas near Clear Creek and Marys Creek. Since then, Brazoria County and the City of Pearland have invested heavily in drainage improvements, channel widening, and detention basins.
Newer developments like Shadow Creek Ranch and Meridiana were designed with modern stormwater management. However, buyers should always check FEMA flood maps — some areas fall within the 100-year floodplain (Zone AE), while others are in the 500-year zone (Zone X shaded). Flood insurance is strongly recommended regardless of zone designation.
Lowest-risk areas: Shadow Creek Ranch (77584), newer sections of Silverlake, and elevated areas west of SH-288.

Commute & Transportation
Pearland's commute profile is one of its strongest selling points for Medical Center and downtown workers. Via SH-288 (now with toll express lanes), the drive to the Texas Medical Center takes 20–25 minutes in normal traffic. Downtown Houston is about 25–30 minutes.
The SH-288 toll lanes (opened 2020) dramatically improved commute reliability — tolls run $3–$6 each way but shave 15+ minutes off peak-hour drives. Beltway 8 provides east-west access to Sugar Land, Clear Lake, and Hobby Airport (15 minutes).
Park-and-ride service via METRO connects Pearland to downtown and the Medical Center. Average commute time for Pearland residents is 28 minutes, close to the Houston metro average.
