Flood Zone Guide by Zip Code

Houston's flat terrain and clay soil make flooding a critical factor in real estate decisions. FEMA designates flood zones as follows:

  • Zone AE (100-year floodplain): 1% annual chance of flooding. Flood insurance required for federally-backed mortgages. Common along Buffalo Bayou, Clear Creek, and the Ship Channel.
  • Zone X (500-year / shaded): 0.2% annual chance. Insurance recommended but not required. Found in parts of Clear Lake, Pearland, and League City.
  • Zone X (unshaded / Minimal): Low risk. Most of Katy, The Woodlands, and western suburbs fall in this category.

Since Hurricane Harvey (2017), Harris County has invested over $2.5 billion in flood mitigation through the Harris County Flood Control District's bond program. Always check FEMA flood maps before purchasing.

Investor-Friendly Zip Codes

Houston's strong rental market and relatively low entry prices make several zip codes attractive for real estate investors:

  • 77087 (South Houston): Entry-level homes under $180K with strong rental demand from Medical Center workers.
  • 77033 (South Park): Low prices with proximity to NRG Stadium and the Medical Center corridor.
  • 77076 (Aldine): Affordable homes near IAH Airport with steady rental yields.
  • 77051 (South Acres): Gentrifying area with values trending upward.
  • 77003 (EaDo/East End): Urban infill near downtown with strong appreciation and new development.

Cap rates in these areas typically range from 6–9%, compared to 3–5% in premium suburbs. Always factor in flood insurance, property taxes (2.0–2.5%), and property management costs.
